The Meritex Company and funds managed by Vintage Strategies at Goldman Sachs Alternatives have formed a joint venture to recapitalize an 18-building infill industrial portfolio in Atlanta, Georgia, totaling approximately 1.2 million square feet, according to a press release from Meritex.
The newly formed continuation vehicle acquired exposure to the portfolio, which spans properties in Kennesaw, Smyrna, Norcross, Lawrenceville, and Alpharetta. The assets are multi-tenant shallow and mid-bay industrial properties located in the Northeast, North Central/Georgia-400, and Northwest submarkets of Atlanta. Financial terms of the transaction were not disclosed.
Under the agreement, Meritex will retain controlling interest and serve as the operating member and day-to-day manager of the portfolio. The privately held firm, headquartered in Minneapolis/St. Paul, Minnesota, owns and manages approximately 15 million square feet across 127 industrial properties in nine U.S. markets.
"This transaction reflects the quality of the portfolio we have assembled and the strength of our operating platform," said Mark Spotts, Chief Financial Officer at Meritex.
Goldman Sachs (NYSE: GS) manages over $706 billion in alternative assets. Vintage Strategies, established in 1998, has invested over $95 billion of capital since inception and operates as part of Goldman Sachs Asset Management, which oversees more than $4 trillion in assets under supervision globally as of June 30, 2026.
