JPMorgan analyst Daniel Politzer initiates coverage on Hilton Grand Vacations (NYSE: HGV) with a Neutral rating and a price target of $39.00.

The analyst comments: “While the stock has underperformed and trades at a sizable discount to TNL/VAC, we also recognize operating trends have been soft, and the macro backdrop/interest rate environment could make things more challenging. VPG has been tracking down HSD (off of tough comps, to be fair), but we still see downside risk to HGV’s directional guidance for a low/MSD FY26 VPG decline, leaving growth in contract sales increasingly reliant on lower-quality/high-cost tour flow. Our other concerns include elevated loan-loss provisions and execution at a handful of high-volume Bluegreen sites. Our PT is $39.

HGV’s VPG growth trajectory has flipped, going from +low/mid-teens Y/Y in 1Q-3Q25 to HSD declines in 2026YTD. For 3Q26, VPG was guided to in-line or worse than 2Q’s -8.6%. Meanwhile, cons. embeds a full 2027 normalization (+2.0% VPG on +2.1% tours), a potentially aggressive assumption as the 1H26 tour comp. is +7.3%; more broadly, the macro backdrop remains uncertain and higher interest rates are a concern with respect to HGV owners’ credit quality. Looking ahead, we forecast economic adj. EBITDA growth decelerating from 5% in FY26 to 0-1% in FY27/28, putting HGV at the lowest growth within our timeshare coverage, and below its targeted MSD+ algo; our est’s are 2-4% below Street.”
