CleanSpark signs $6.6B data center lease in Georgia

CleanSpark, Inc. (Nasdaq: CLSK) announced it has entered into a 20-year triple-net lease agreement with an unnamed high investment-grade global technology company for a data center at its Sandersville, Georgia campus, according to a press release dated Aug. 5, 2026.
The agreement is expected to generate approximately $6.6 billion in contracted revenue over the initial term, with $11.6 billion in expected contract value if two five-year extension options are exercised. The lease includes 175 MW of critical IT load, with deliveries expected to begin in Q4 2027. The company estimates an average annual net operating income contribution of approximately $330 million, with an NOI margin of nearly 100%. Estimated landlord project costs are $10 million to $12 million per MW of critical IT load.
The company also released its unaudited Bitcoin mining results for July 2026. CleanSpark produced 586 Bitcoin during the month, with an average daily production of 18.91 Bitcoin and a peak single-day production of 20.77 Bitcoin. The company's operational hashrate stood at 50 EH/s, with an average operating hashrate of 38.6 EH/s.
As of July 31, 2026, CleanSpark held 13,931 Bitcoin in total, of which 4,070 was posted as collateral or as receivable related to derivative transactions. During July, the company sold 229 Bitcoin at spot and 350 Bitcoin pursuant to call exercises, at an average price of $66,133 per Bitcoin.
The company reported 1.8 GW of power under contract and 808 MW of utilized capacity. CleanSpark's deployed fleet as of July 31 totaled 230,507 miners. The company's year-to-date Bitcoin production for calendar year 2026 reached 4,310 Bitcoin.
