Cohen & Steers buys Austin shopping center with Trademark

August 31, 2026 9:49 AM EDT

Cohen & Steers (NYSE: CNS) announced that its Real Estate Opportunities Fund has acquired Oak Hill Plaza, a shopping center in Austin, Texas, through a joint venture with Trademark Property Company, a Fort Worth-based real estate firm.

Oak Hill Plaza is located at the intersection of US-290 and State Highway 71 in southwest Austin. The property is 92.5% occupied and includes tenants such as Wells Fargo, Dollar Tree, AutoZone, The Picklr, and Pluckers.

The area surrounding the center has a three-mile population of approximately 60,000, a median household income of $120,000, and a median home value of $688,000, according to CoStar data as of June 2026.

The property is near the completion of a ten-year highway infrastructure project at the intersection. James S. Corl, Head of the Private Real Estate Group at Cohen & Steers, said the project had previously affected "visibility, parking and access to the property" and that the completion of a new interchange presents an opportunity to reposition the center.

Trademark Property Company has invested in, developed, or redeveloped 24 million square feet of mixed-use, multifamily, and retail assets valued at $5 billion. The firm currently operates a 19-property retail and mixed-use portfolio totaling over 10 million square feet.

No financial terms of the acquisition were disclosed.
