Granite Point refinances CLO assets, upsizes JPMorgan facility to $651M

Granite Point Mortgage Trust Inc. (NYSE: GPMT) has refinanced assets from its two remaining commercial real estate collateralized loan obligations into its JPMorgan Chase Bank, N.A. repurchase facility, according to a press release from the company.
The two CLOs, GPMT 2021-FL3 and GPMT 2021-FL4, carried combined debt obligations of $521 million as of June 30, 2026, at a weighted average cost of funds of SOFR+2.38%. The refinancing reduces that weighted average cost of funds by approximately 38 basis points to SOFR+2.00%.
In connection with the transaction, Granite Point upsized its JPMorgan Chase Bank, N.A. repurchase facility to $651 million and extended it to July 2028, with three one-year term extension options.
As of July 31, 2026, the company held approximately $35.1 million in unrestricted cash.
