Macquarie: Hyatt favored as US hotel revenue growth hits 8.7% in June

Investing.com -- Macquarie said preliminary data shows US revenue per available room grew 8.7% in June 2026, driven by World Cup demand and leisure travel. The investment bank continues to favor Hyatt Hotels Corp (NYSE: H) due to its exposure to luxury and upper upscale segments.
June RevPAR growth consisted of 6.8% average daily rate increase and 1.7% occupancy gain. The figure marked an acceleration from April and May growth rates of 4.4% and 4.0%.
All hotel chainscales showed growth, with luxury properties leading at approximately 16% RevPAR growth and upper upscale properties at roughly 9%. Performance declined progressively down the chainscales.
Among the top 25 markets, FIFA host cities recorded 13% RevPAR growth compared to 7% for non-host cities.
Macquarie estimates second quarter 2026 US RevPAR growth of approximately 5.7% year-over-year. This represents an acceleration from first quarter 2026's roughly 3.8% and exceeds prior industry guidance of 2% to 3% systemwide from Marriott International Inc (NASDAQ: MAR) and Hilton Worldwide Holdings Inc (NYSE: HLT).
For the quarter, luxury chainscale led with about 10.6% RevPAR growth, while upper upscale through midscale properties posted mid to low-single digit growth.
At first quarter 2026 earnings, Marriott stated the World Cup would add 30 to 35 basis points to global RevPAR growth this year. Host Hotels & Resorts Inc (NASDAQ: HST) expects roughly 60 basis points of full-year RevPAR benefit from the World Cup.
Macquarie estimates Hyatt has 68% exposure to luxury and upper upscale segments based on room count, compared to Marriott at 52% and Hilton at 28%.
