30-year mortgage rate edges up to 6.49%, Freddie Mac says

Freddie Mac (OTCQB: FMCC) reported that the 30-year fixed-rate mortgage averaged 6.49% for the week ending July 9, 2026, according to its Primary Mortgage Market Survey. That is up from 6.43% the previous week and down from 6.72% a year ago.
The 15-year fixed-rate mortgage averaged 5.82%, up from 5.79% the prior week and slightly below the 5.86% recorded a year ago.
"Mortgage rates have not changed much recently, but economic growth and housing affordability continue to improve for homebuyers as they shop for homes in today's market," said Sam Khater, Freddie Mac's chief economist.
The survey covers conventional, conforming, fully amortizing home purchase loans for borrowers who put 20% down and have excellent credit.
