Healthpeak Properties reports fourth quarter results, announces Janus Living spinoff plans

Healthpeak Properties (NYSE: DOC) reported net income of $0.16 per share for the fourth quarter of 2025, compared to $0.01 per share in the prior year period. The Denver-based healthcare real estate investment trust also announced funds from operations of $0.47 per share.
For the full year 2025, the company reported net income of $0.10 per share and funds from operations of $1.81 per share. Total merger-combined same-store cash net operating income grew 4.0% for the year.
The company announced plans for an initial public offering of Janus Living, a real estate investment trust focused on senior housing. Healthpeak submitted a confidential draft registration statement to the Securities and Exchange Commission in December 2025 and expects to complete the IPO in the first half of 2026, subject to market conditions and regulatory approvals.
During the fourth quarter, Healthpeak executed 2.1 million square feet of new and renewal leases across its portfolio. The company also acquired a 1.4 million square foot campus in South San Francisco for $600 million and closed on $325 million of outpatient medical sales.
For 2026, Healthpeak provided guidance of $0.34 to $0.38 per share for diluted earnings and $1.70 to $1.74 per share for diluted funds from operations. The company declared a monthly dividend of $0.10167 per share for each of the first three months of 2026.
The company completed several senior housing acquisitions totaling approximately $675 million, including acquiring the remaining 46.5% interest in a 19-community portfolio for $314 million. Net debt to adjusted EBITDAre was 5.2x for the fourth quarter.
