New Report Gives Insight into the Homeselling Experience in Texas
Texas Realtors Share Observations on Sellers' Knowledge and Other Factors when Selling a Home.
The report, which presents a snapshot of members' experiences with seller-clients, revealed that 20% of Realtors worked with a majority of sellers who didn't know much or anything about real estate market activity or price trends, while 12% said a majority of their seller-clients had extensive knowledge of sales activity and prices.
"Our members have a unique perspective on the homeselling process," said
Slightly more than half of Realtors said they had clients whose recent renovations made the property easier to market, but 11% reported at least one client with a remodel that made it harder to sell the home.
While 20% of members had a client who undertook a remodel that increased the sales price more than the project cost, 26% reported working with a seller who spent more on the remodel than the increase in selling price.
Most Realtors reported that clients acted on their home-preparation advice, with 68% saying sellers made repairs they recommended before putting their home on the market, and 59% saying clients took their advice on specific staging tips.
Fifty-six percent of Realtors had clients who were concerned they would not be able to sell their home in time to move on their desired schedule. Over a third (36%) of Realtors heard clients express doubts about successfully coordinating their sale with the purchase of a new home, and 25% had clients who worried something might happen between contract and closing to lose the buyer.
Almost three-quarters (74%) of Realtors reported working with one or more clients who thought their properties were worth at least 10% more than the Realtors' market analysis showed. But only 7% said the homes actually sold in that higher price range.
"Pricing your home right for the market is key," said Gessler, "but that's just one of many factors required for a successful sale. That makes it essential for clients to rely on the expert guidance and advice of a Texas Realtor."
