Advise RE, PC, a Los Angeles accounting firm serving real estate investors, has launched a formal real estate buyer advisory service designed to answer a direct question for property buyers: does the deal on paper match the deal in practice?
"Every property looks good in the listing," said Stephen Morris, founder of Advise RE. "Our job is finding out whether it is still good in the spreadsheet, the entity documents, and next year's tax return, while our client can still walk away."
The firm reviews each transaction the way a skeptical partner would. Rent rolls are verified against actual performance. Expense ratios are tested for commonly omitted line items: management fees, reserves, and deferred maintenance. Debt terms are evaluated against the client's intended hold period. When a deal functions only within the seller's pro forma projections, the client receives that assessment before escrow closes, not after.
The review extends beyond financial figures. How a buyer takes title carries consequences that stretch across years: which entity type is used, which state it is formed in, how partners are structured, and what the lender will permit. Advise RE establishes that structure before closing pressure sets in, coordinating directly with the client's attorney and lender. The firm also models after-tax returns prior to any offer commitment, accounting for depreciation, cost segregation potential, whether projected losses are usable against the client's income, and, for buyers completing a 1031 exchange, how exchange deadlines affect which properties qualify.
The service is supported by a distinct combination of credentials. Stephen Morris holds a CPA license, a CCIM designation, and a California real estate broker license. The firm also operates an affiliated brokerage, Advise RE Capital (DRE #02198613). Most real estate buyer advisory engagements are structured as advisory-only. Where brokerage representation serves a client's interests, it is provided through Advise RE Capital as a separate, explicitly defined engagement. The firm analyzes transactions from an ownership perspective because its founder participates in acquisitions as a principal.
The buyer advisory service is available to investors across the country. Underwriting analysis and tax considerations apply across state lines; Advise RE identifies state-specific issues and coordinates with local counsel where the situation requires it.
