Provident Industrial Sells A20 Logistics Center in Arlington, Texas

DALLAS, Sept. 9, 2026 /PRNewswire/ -- Provident Industrial, a division of Dallas-based real estate development and investment firm Provident, today announced the sale of A20 Logistics Center, a 161,408-square-foot industrial building at 4601 Dr. Martin Luther King Jr. Drive in Arlington, Texas. Provident completed construction in January 2026, twelve months after breaking ground, and signed Fasteners, Inc. dba Professional Contractor Supply (PCS), a professional tool and construction supply distributor, the following month to a lease covering approximately half the building. The property was sold to an institutional buyer.

The building offers 32-foot clear heights, 34 dock doors, and a 130-foot truck court, along with ESFR sprinklers and a triple freeport tax exemption. It sits on Dr. Martin Luther King Jr. Drive just south of I-20 next to Arlington Municipal Airport, roughly a half hour from downtown Dallas, downtown Fort Worth, and DFW International Airport.

"South Arlington doesn't get the attention the 360 corridor does, but the labor pool is right there and I-20 puts a tenant across the Metroplex in half an hour," said Chris Martin, SVP of Southwest Industrial Development & Acquisitions at Provident Industrial. "We delivered in January and signed our first lease in February. On a speculative building, a month is the market telling you the site was right."

Provident broke ground on A20 Logistics Center in January 2025 in partnership with Humphreys Fund IV, a fund managed by Humphreys Capital. Kurt Griffin and Nathan Orbin of JLL represented Provident on leasing. Newmark Capital Markets brokered the sale.
