Pennsylvania Home Sales Rose 21% in March

LEMOYNE, Pa., April 22, 2025 /PRNewswire/ -- Home sales grew 21% in March compared to the previous month in Pennsylvania, according to a report prepared for the Pennsylvania Association of Realtors^®. March home sales totaled 8,230, up from 6,751 in February.

The market saw a 2% increase in the median home sales price and a nearly 10% increase in available inventory compared to February.

The median sales price for residential properties in March rose to $285,000, up from $279,00 in February. The March 2025 median price is up about 5% year over year.

The number of homes listed in March was 32,761, up nearly 10% from February 2025.

"We traditionally see the real estate market reflect renewed energy in the spring," said Bill Lublin, PAR president and a broker with multiple offices in the Philadelphia area. "Many home sellers tend to list their properties in the spring when the weather is warm and the blooming landscapes show their homes in the best light. Motivated homebuyers often want to make a move in the spring or summer, which allows them to settle in their new homes before the next school year or other life events."

Changes in the real estate industry last year require homebuyers to sign a written agreement with their agent before touring a home. Consumers should ensure that the agreement reflects the terms they have negotiated with their agent, and that consumers understand exactly what services and value will be provided and for how much, before signing the agreement.
