A rate buydown concession allows a buyer to reduce their effective interest rate for the first years of the loan, lowering the monthly payment. Closing cost credits reduce the cash a buyer needs at closing. Both requests reflect a buyer working to make the purchase fit financially – often a buyer who is genuinely enthusiastic about the property.

Sokolic says the buyer may love the home. They may simply appreciate some help making the numbers work.

When Cosmetic Concessions Do Appear

Sokolic draws a clear line between financially motivated concessions and cosmetically motivated ones – and notes that the latter are largely avoidable through correct pricing. If the home is priced correctly for cosmetics, then you shouldnt get an ask of concessions for cosmetics, she says. It would be more for other financial reasons.

If the buyer seems really picky, and its a repair, it would just be better if the buyer can pick their own vendor to do the repair, she says. So you give them a credit for that, so they can take care of it instead of you trying to.

This approach keeps everyone comfortable: rather than the seller completing a repair and hoping it matches the buyers expectations, a credit hands both the responsibility and the decision-making to the buyer, keeping the closing on track. It is a clean, cooperative solution.

Sokolic also advises replacing aging systems like an HVAC or water heater before listing rather than offering a credit. The reason is practical: fresh systems reassure buyers that the home has been well cared for throughout. The replacement cost could cost you more in the end because the buyer thinks maybe other things werent tended to in the home, Sokolic says, and they may get a little spooked by potential other things that they didnt find right away.

The broader point is that concessions come in different forms.
