Nomura Securities maintains a 'Neutral' on Host Hotels (NYSE: HST), PT lowered from $18 to $17.

Nomura analyst, Harry Curtis, says, "We are moderately reducing our price target to $17 as well as our 2011 EPS to $0.93 from $1.00 and 2012 EPS to $1.20 from $1.32. It’s counter intuitive, but 2H11 RevPAR should be higher than 1H11. We expect HST EBITDA to be lifted by non-comp hotel outperformance and higher cash flow from renovated hotels. HST has less exposure to weaker regions (such as D.C. area and weakest international markets) than Marriott (NYSE: MAR). We expect San Francisco, Hawaii, Tampa, Miami, and Ft. Lauderdale to continue to outperform, while NYC and Philly should outperform in 2H once renovations are completed in 3Q."
