JPMorgan analyst Michael Mueller initiates coverage on CareTrust REIT (NYSE: CTRE) with a Neutral rating and a price target of $41.00.
The analyst comments: “We are initiating coverage of CareTrust REIT (CTRE) with a Neutral rating and a $41 YE 2027 price target. While we like the earnings momentum that management is driving, the high-level backdrop we see today for REITs puts us in “neutral territory” for CTRE. On the positive side, we like the significantly stepped-up acquisition activity that management is producing, which is translating into strong earnings growth. We also believe the deployment strategy into the UK and SHO (senior housing operating) should help the company improve its core growth profile over time. The recently announced LNT transaction is particularly interesting, as it provides access to a pipeline of SHO development opportunities. Offsetting this, we have a bias toward growth in our relative rating system (which CTRE is putting up), but outsized core growth potential is a key part of that, and that points us to other areas of the REITs at the moment. Additionally, we believe this year’s interest rate increases and volatility have tended to be more of a headwind for acquisition-heavy stories such as CTRE.”
