BMO Capital analyst John P. Kim lowered the price target on Cousins Properties (NYSE: CUZ) to $27.00 (from $31.00) while maintaining an Outperform rating.
The analyst commented: "We hosted investor meetings with CUZ's CEO, Colin Connolly; and CFO, Gregg Adzema, in NYC to discuss operations as it faces its latest existential threat, AI. CUZ's shares (-11.7% YTD) trade at a 36% discount to its COVID-era FFO multiple, despite the company's rising occupancy and increased leasing activity with a growing pipeline. Management was reasonable in communicating fears are overdone, although valuation and time are not impactful catalysts, in our view. We reduce our target price by $4 to $27, despite increasing our 2026/27 FFOps estimates."
