Deutsche Bank Downgrades Regency Centers (REG) to Hold; Q2 Preview; Waiting on SVU Update

Deutsche Bank downgraded Regency Centers (NYSE: REG) from Buy to Hold with a price target of $46.00.

Analyst, John Perry, said, "We are looking for 2Q12 total and recurring FFO/sh of $0.62 which is in-line with consensus and at the low-end of the $0.61-$0.65 quarterly total and $0.62-$0.66 recurring FFO guidance range. For the Q, we are modeling a 25bps sequential occupancy gain and a flat rent spread, which compares to a 10bps gain in 1Q and a +0.5% blended rent spread. Small shop occupancy ended 1Q12 at 85.6% and we will be looking for an update on these tenants during the call. Specifically, we will be looking for signs of growing demand from this segment (vs falling move-outs). We will also look for a Supervalu (NYSE: SVU) update (2.2% of rent)."
