UBS Maintains a 'Neutral' on Host Hotels (HST); Q4 Issues May Cause Hangover in 2012

UBS maintains a 'Neutral' on Host Hotels (NYSE: HST) price target raised from $14 to $16.

UBS analyst says, "The company noted that transient demand is up +6.5% YTD for 2012. Corporate pre-negotiated rates could be +5-7% for ‘12, in line with our expectations. Host transient demand is currently 3% above 2007 peak, but ADR remains roughly 13% below 2007. Host’s group revenues still down 14% below peak, mainly driven by an 11% shortfall in room nights on corporate and association business."

UBS lowers FY12 EPS by $0.01 to $1.03, but raises FY13 from $1.27 to $1.34.
