FBR Capital maintains a 'Market Perform' on UDR, Inc. (NYSE: UDR), PT $24.50.
FBR analyst says, "UDR has been successful in strengthening its portfolio through dispositions and reinvesting the proceeds in higher-growth markets. The company has transformed its portfolio in recent years and now has a stronger core performance profile. The company also takes aim at a younger demographic via technology channels that appear to be making a positive impact on capture, margins, and retention. An area of concern is UDR’s balance sheet, which has a higher percentage of near-term debt maturities."
"We are adjusting our 2011 and 2012 FFO/share estimates to $1.26 and $1.39, respectively, from $1.25 and $1.36, previously. We are adjusting our 2013 FFO/share estimate to $1.43 from $1.42. The changes are predicated upon higher occupancy, and lower operating, G&A, and interest expense. We are adjusting our 2011, 2012, and 2013 AFFO/share estimates to $1.06, $1.14, and $1.20 from $1.05, $1.13, and $1.19, respectively. We are introducing 2014 FFO and AFFO per share estimates of $1.54 and $1.31, respectively."
