Cantor Fitzgerald analyst Richard Anderson lowered the price target on LTC Properties (NYSE: LTC) to $40.00 (from $42.00) while maintaining a Neutral rating.
The analyst commented, "Management is tacking in a different manner, with a focus on the SHOP external growth pipeline and a target of 40% of the portfolio being SHOP by the end of 2026 -- including the impact from SNF sales and the Prestige loan pay-off (July 1st). Guidance for 2026 calls for between $400mm and $800mm of SHOP investments, and our guess is they will test the high end of that range. With initial cap rates on younger (but perhaps off the radar) assets in the 7% range, that should be modestly accretive at the point of the investments (AFFO yield also about 7%). However, guidance is barely moving, so the secret sauce will be parlaying these investments into growth accretion in year #2 of ownership. LTC is simultaneously making platform investments (people, data, infrastructure) that should be completed by year-end. Our concern is how quickly these new internal investments will gel with what is quickly becoming a large piece of the puzzle. We remain openminded, but those unknowns keep us on the sidelines for now."
