Stifel analyst Simon Yarmak raised the price target on Brixmor Property (NYSE: BRX) to $31.00 (from $29.75) while maintaining a Hold rating.
The analyst commented, "Brixmor reported 1Q FFO of $0.58, $0.01 above our estimate and in line with the Street. Variance to our estimate was driven by higher NOI. . With the release, the company updated its previously provided 2026 guidance. The company now expects FFO of $2.34-$2.37 (from $2.33-$2.37), which implies ~4.7% growth at the midpoint. Guidance now assumes SSNOI growth of 4.75%-5.50% (from 4.50%-5.50%) for the year. The release noted that revenues deemed uncollectible are expected to be 75-100 bps of total expected 2026 revenues (unchanged). The Street was at $2.35 for FY26 FFO."
