Jefferies maintains a 'Hold' on Tanger Factory Outlet Centers (NYSE: SKT), PT increased by $1 to $27.

Jefferies analyst said, "Given the strength in portfolio operations, we are increasing our 2011/2012 FFO/sh est to $1.42 and $1.52, from $1.40 and $1.48, respectively. That said, we do recognize meaningful earnings upside could occur from both internal and external growth. Lack of more detailed information, however, makes it difficult to quantify the impact of SKT's external growth prospects."
