Cantor Fitzgerald analyst Richard Anderson reiterated an Overweight rating and $200.00 price target on EastGroup Properties (NYSE: EGP).
The analyst commented, "We are updating our EGP model ahead of 4Q25 earnings and initial 2026 FFO guidance to take into account several (welldeserved) promotions that we assume will have a one-time impact on G&A growth. We assume a ~$4mm increase to our 2026 G&A forecast versus our previous model, from $26.6mm to $30.8mm. As a result, we are lowering our 2026 FFO estimate by $0.08 to $9.55. We reiterate our Overweight recommendation and 12-month $200 price target."
