BMO Capital analyst John P. Kim downgraded Equity Residential (NYSE: EQR) from Outperform to Market Perform with a price target of $68.00 (from $70.00).
The analyst comments: "In conjunction with our 2026 REIT Outlook (link), we downgrade EQR to Market Perform rating, with a revised target price of $68. In 2026, we expect fundamentals to soften across key coastal markets (DC, NYC, Boston, L.A.) driven by a lackluster job market and stretched affordability, while these markets also face policy changes regarding rent control and higher taxes for affluent residents. EQR is trading at a AFFOx of 18.0x compared to peers of 17.9x."
