Jefferies analyst Linda Tsai upgraded Federal Realty Investment Trust (NYSE: FRT) from Hold to Buy with a price target of $115.00 (from $101.00).
The analyst comments "Federal Realty Trust (FRT): Upgrade to Buy, $115 PT – Disciplined geographic expansion with attractive returns, active capital recycling and strong liquidity, and upside from leasing and redevelopment are key reasons to like FRT in 2026. Geographic Expansion Strategy to Support Long-Term Growth: FRT’s geographic expansion strategy is delivering strong results, highlighted by recent acquisitions such as Annapolis Town Center ($187M at a 7% unlevered return) in Annapolis, MD, and Village Pointe ($153M) in Omaha, NE, and early cash flow momentum from previously acquired Leawood assets. Despite a challenging environment for external growth, FRT continues to deliver through FFO-accretive acquisitions that enhance the portfolio. The company employs a disciplined acquisitions framework, targeting top metros (1M + population, dynamic job base), dominant assets (250K+ SF GLA, 10+ mile trade area), affluent neighborhoods (submarket HHIs of $150K+), and areas with unmet retail demand. Total acquisitions for 2025, including the pending transaction, will exceed ~$750M at a blended cash yield of ~7% and an initial occupancy rate of ~88%, providing significant leasing upside and supporting growth into 2026 and 2027."
