American Campus Communities (ACC) Reports Q4 FFO of $0.75

American Campus Communities (NYSE: ACC) reported Q4 FFO of $0.75, versus $0.59 reported last year. Revenue for the quarter came in at $272.3 million versus the consensus estimate of $249.18 million.

GUIDANCE:

American Campus Communities sees FY2022 FFO of $2.39-$2.48.

  • The company believes that its 2022 financial results may be affected by, among other factors:
  • national and regional economic trends and events;
  • the success of leasing the company’s owned properties for the 2022-2023 academic year;
  • the timing and amount of any acquisitions, dispositions or joint venture activity;
  • interest rate risk;
  • the timing of commencement and completion of construction on owned and third-party development projects;
  • university enrollment, funding and policy trends;
  • the outcome of legal proceedings arising in the normal course of business; and
  • the finalization of property tax rates and assessed values in certain jurisdictions.
  • Based upon these factors, management anticipates that fiscal year 2022 FFO will be in the range of $2.46 to $2.56 per fully diluted share and FFOM will be in the range of $2.39 to $2.49 per fully diluted share. Additionally, management anticipates that first quarter 2022 FFO will be in the range of $0.73 to $0.74 per fully diluted share and FFOM will be in the range of $0.69 to $0.71 per fully diluted share.
