Brookdale posts Q2 2026 net income, swings from prior year loss

Brookdale Senior Living Inc. (NYSE: BKD) reported net income of $23.3 million for the second quarter ended June 30, 2026, compared with a net loss of $43 million in the same period a year earlier, according to a company press release.

Resident fees fell 8.7% year-over-year to $708.5 million, primarily due to community dispositions through lease terminations that reduced revenue by $106.4 million. On a same-community basis, resident fees rose 5.5% to $688.7 million. Consolidated weighted average occupancy improved 230 basis points to 82.4%, while revenue per available unit (RevPAR) rose 8.2% to $5,497.

Adjusted EBITDA, a non-GAAP measure, grew 4.3% to $122.1 million from $117.1 million in the prior-year quarter. Total liquidity stood at $565.8 million as of June 30, 2026, up $197.1 million from March 31, 2026, including $370.4 million in unrestricted cash.

During the second quarter, the company sold six owned communities for net cash proceeds of $125.3 million, recording a gain on sale of $45.4 million. In June 2026, Brookdale acquired a previously managed community in Houston, Texas for $23.4 million. Subsequent to quarter end, the company agreed to acquire 17 currently leased communities comprising 735 units for approximately $157 million, with closing expected in the fourth quarter of 2026.

On the financing side, the company obtained $188 million in new mortgage debt in June 2026, repaying $199.9 million of 2027 maturities. In July 2026, it secured an additional $248.9 million at a fixed rate of 6.16%, maturing in 2031, and repaid $244.1 million of remaining 2027 mortgage debt, leaving no mortgage maturities until 2028. The company also amended its revolving credit facility, expanding the commitment to up to $200 million with a maturity of April 2029.

Brookdale reiterated its full-year 2026 guidance of 8% to 9% RevPAR growth and Adjusted EBITDA of $502 million to $516 million.
