Douglas Elliman launches AI unit Elius, partnering with Google Cloud

Douglas Elliman Inc. (NYSE: DOUG) announced the launch of Elius, a newly formed intelligence company built on Google Cloud technology, alongside a company-wide AI-driven operational overhaul aimed at reducing non-commission operating expenses over the next three years.

The initiative runs on two tracks. The first targets Douglas Elliman's internal operations, using Google Cloud's AI tools to consolidate technology systems, modernize workflows, and improve workforce productivity. The second track centers on Elius, which is designed to convert Douglas Elliman's proprietary luxury real estate data into a commercial intelligence platform capable of generating new products and revenue streams beyond traditional brokerage.

Douglas Elliman said intellectual property developed through the Google Cloud and Gemini platform, including custom AI agents and workflows, will remain company-owned assets.

Douglas Elliman Development Marketing, which reported an active project pipeline exceeding $27 billion in gross transaction value as of March 31, 2026, is identified as an early deployment target for Elius applications in pricing strategy and buyer targeting.

"For generations, residential real estate has been organized around the transaction — and for just as long, the data that real estate transactions generate has been monetized by nearly everyone except the brokerages that create it," said Michael S. Liebowitz, President and CEO of Douglas Elliman Inc. "We are changing that model and taking it back."

Will Grannis, Chief Technology Officer at Google Cloud, said the combination of Douglas Elliman's data and Google Cloud's AI infrastructure "presents transformative opportunities for Douglas Elliman's new business, innovation, and value creation."

The company said it held over $100 million in cash and cash equivalents, including restricted cash, as of March 31, 2026, and plans to fund the initial rollout through existing resources. Douglas Elliman said a portion of the new spending will replace current technology expenditures, with net transition costs expected to decline as legacy platforms are retired.

The development of Elius is described as being in early stages, according to the company's press release.
