Beverly Hills, CA (PRWEB) October 28, 2016

A massive traditional home and guest house commissioned by actor Alan Ladd in a prestigious area of Holmby Hills has been listed at $25 million by LA celebrity agent Aaron Kirman, President of Aaroe Estates, the luxury property division of John Aaroe Group, and Estates Director Neyshia Go. The seller is only the second owner of the property.

Ladd and his wife, agent Sue Carol, originally commissioned the home at 323 North Mapleton Drive with architect Wallace Neff. They later replaced him with "Hollywood Society Architect" Gerard Colcord. Work was completed in 1949, the year the actor's Whispering Smith and The Great Gatsby were released. Ladd's iconic Western Shane would premier four years later. Other notable Ladd films included This Gun for Hire, The Blue Dahlia and Two Years Before the Mast.

Surrounded by iconic properties in the Platinum Triangle, the magnificent estate offers an unparalleled opportunity to own in one of the most desirable neighborhoods in the United States. Set behind gates down a long private driveway, the nearly 9,000 square foot single-story home and guest house are filled with grand-scale, graciously designed living spaces. The indoor-outdoor flow is enhanced by French doors and floor-to-ceiling windows throughout. Architectural elements include soaring vaulted ceilings, ornate crown molding, hand-carved wood details, massive wood-burning fireplaces and hardwood floors.

Rooms range from an expansive paneled family room with bar to a former bomb bunker repurposed as a lavish wine cellar. The five-bedroom, seven-bath home includes an exceptionally large master suite with fireplace, office or gym, and regal bath with step-up marble tub. There are two additional large guest suites and a four-room guest/maid's quarters.

1.2 acres of park-like grounds feature a putting green, enormous swimmer's pool, private spa, array of patios, outdoor kitchen/bar and expansive motor court, all surrounded by mature landscaping that ensures the utmost privacy.

Beverly Hills-based, Beaux-Arts trained Gerard R. Colcord designed more than 300 upscale residential estates, most of them in Los Angeles. Over decades, his signature tasteful, graceful, serene, warm family style has attracted a devoted following of celebrity owners, from Bob Newhart, Debbie Reynolds and Dean Martin to Nicolas Cage and Reese Witherspoon. Actor Harrison Ford recently sold his beloved Colcord residence after 22 years.
