UBS Continues to Favor Simon Property's (SPG) Class A Mall Portfolio in Current Environment, But Valuation Appears Full

UBS maintains a 'Neutral' on Simon Property Group (NYSE: SPG) price target raised from $125 to $136.

UBS analyst says, "We view SPG as defensive both from a fundamental and balance sheet perspective, but see the shares as fully valued at a 5.4% implied cap rate and 2-5% premiums to our FW NAV and DCF. While occupancy upside from here is limited, pricing power is returning (11.8% occupancy costs) and development is picking up meaningfully. We project 5-6% AFFOPS growth and 7% NAV growth in ‘12-13, and expect further upside to the payout as the dividend continues to chase taxable income."

"Following the Q4 NOI beat vs. our expectations, strong core metrics, and more visibility on external growth, we’re raising 2012 and 2013 FFOPS estimates to $7.25 (from $7.16) and $7.66 (from $7.57), respectively."
